Pollution Liability Coverage

Required by clients for companies using chemical cleaning products, pesticides, or maintenance chemicals. Standard CGL policies exclude pollution, so facility service companies must carry either a pollution buyback endorsement or a separate Contractors Pollution Liability policy. Carpet cleaning chemicals, floor strippers, degreasers, and disinfectants can cause air quality complaints and occupant health claims that trigger pollution exclusions on standard GL policies. Green cleaning certifications can reduce but not eliminate this requirement.

Inland Marine / Equipment Coverage

Required for owned and rented equipment transported between client sites. Floor machines, pressure washers, carpet extractors, landscaping equipment, and specialized tools need coverage at replacement cost. Equipment left at client sites overnight faces theft exposure that property policies may not cover. Client contracts may hold you liable for damage to rented or client-owned equipment used during service delivery. A contractors equipment floater provides appropriate coverage for mobile equipment operations.

General Liability Insurance

Required by every commercial client and property management company before granting building access. Standard requirements are $1M/$2M GL limits with the building owner and property manager named as additional insureds. Facility service GL must include coverage for damage to client property — including carpet staining, surface damage from cleaning chemicals, and water damage from maintenance operations. Janitorial and cleaning operations face specific GL exposures related to wet floor slip-and-falls that occur after crews leave a building.

Commercial Crime / Fidelity Coverage

Required by clients whose facilities your employees access, often after hours and unsupervised. Employee dishonesty coverage protects against theft by your workers while on client premises. Third-party crime coverage extending to client property is the specific form required — standard employee dishonesty covers only the employers property. Minimum limits of $50,000-$500,000 are typical, with high-security clients (banks, data centers, pharmaceutical facilities) requiring $1M or more.
